Open position for part-time Assistant Property Manager.
Job Description: We are seeking a highly organized and detail oriented Assistant Property Manager to assist in the day-to-day operations of our real estate portfolio.
As an Assistant Property Manager, you will be responsible for assisting in managing residential or commercial properties, ensuring optimal tenant satisfaction and maximizing property value.
Your role will involve handling property maintenance, leasing, financial management, and maintaining positive relationships with tenants and property owners.
This position is not remote and will require your physical presence in the office.
Ideal hours would be from 1-5 daily at our Carmel office.
Key Responsibilities: Tenant Relations: Facilitate tenant inquiry, address concerns, and ensure high levels of tenant satisfaction.
Coordinate and oversee the tenant leasing process, including screening, leasing agreements, and move-in/move-out procedures.
Property Maintenance: Supervise property maintenance activities, ensuring timely and cost -effective resolution of issues.
Schedule and oversee regular property inspections to identify maintenance needs and address them promptly.
Financial Management: Collect and track rent payments, address delinquencies, and manage financial reporting to property owners.
Post delinquency notices and communicate with tenants if/when rents are late.
Leasing and Marketing: Implement effective marketing strategies to attract and retain tenants.
Conduct property showings and screenings, negotiate lease terms and execute lease agreements.
Legal Compliance: Stay informed abut relevant local, state and federal regulations affecting property management.
Ensure properties comply with all applicable laws and regulations.
Vendor Management: Identify, contract, and manage relationships with third-party vendors for property services.
Negotiate contracts and ensure vendors meet quality and cost standards.
Communication: Maintain open and clear communication with property owners, tenants and internal stakeholders.
Provide regular updates on property performance and address any concerns promptly.
Requirements: CA Real Estate License preferred but not required.
Proven experience in property management or a related field.
Strong knowledge of real estate laws and regulations.
Excellent organizational and multitasking abilities.
Exceptional communication and interpersonal skills Proficiency in property management software (Appfolio) and Microsoft Office Suite & Google Docs.
Takes direction easily from superiors and able to follow process and procedures in place.
Must possess drivers license and have own transportation.
