Financial backer (no money needed) (Carmel)

I (and a working partner) am taking over an existing business we have a great deal of experience owning and managing over the years, including on the Monterey peninsula.
The current owners of the business sadly have no experience, but wisely know they need to unload the operation.
They are at break even with all necessary equipment in place.
It's an excellent location and an amazing opportunity to take over a business for no money.
The landlord loves our business plan and wants to reassign the lease, but that's where I need help.
Divorce and pandemic altered my finances, so I can't show minimal financial strength at the moment.
We are hoping to find a short term guarantor with the business as collateral to satisfy the landlord.
