POSITION/PURPOSE:
Oversee and direct the Local Leasing program to maximize and manage local leasing revenue, expenses, and licensees to meet or exceed annual budget targets and client expectations.
Foster relationships with on-site property management team.
Build relationships with existing licensees, prospective licensees, community partners, and potential sponsors to maximize miscellaneous income opportunities.
PRINCIPAL JOB ACTIVITIES: Business Development Prospect and network offsite a minimum of two days per week to identify new and unique tenants, cultivate relationships, for the local leasing program and/or permanent leasing program.
Prospect for new business using social media channels.
Attend local and regional trade shows to identify retailers and other potential income generating tenants.
Network with area leasing representatives and industry associates.
Develop and execute a business development strategy including analysis of existing local leasing tenants and identifying new concepts, operators, and emerging retailers.
Assist EVP Business Development and Permanent Leasing Rep in identifying potential national tenants and coordinate all national tenant deals with Corporate team.
Develop and maintain positive and productive relationships with existing licensees.
Communicate new trends and products with merchants to grow current business or expand to additional locations.
Respond to corporate requests for information within 24 hours.
Leasing Manage local leasing of the Center’s inventory to include carts, kiosks, in-line stores, storage locations, vending and advertising/media opportunities.
Negotiate terms for license agreements and prepare deal sheets for all license agreements and amendments as well as all other necessary paperwork related to Local Leasing & Business Development tenants.
Walk deals through the approval process, including but not limited to deal submission, agreement execution, and coordination of opening processes.
Assist in identifying and developing local tenants into potential permanent tenants.
Work with assigned Director & EVP to establish rent guidelines and income growth objectives based on rent to sales analysis, competitive market rate analysis, and other pertinent data.
Management and Operations Monitor and ensure that center restrictions, signage, visual merchandising requirement, and ownership standards are met by prospective specialty retailer in conjunction with the property team.
Oversee that all local leasing retailers are adhering to the company’s Operational Guidelines in conjunction with the property team.
Manage the collection of weekly/monthly sales reports and payments from all licensees.
Assist General Manager with accounts receivable efforts for outstanding payment by licensees.
Maintain continual communications with Leasing Agents and General Manager regarding space availability and permanent retailers’ exclusives and restrictions.
Maintain prospecting & pipeline reports weekly.
Collaboratively develop a comprehensive business plan and budget with perm leasing and property team.
Respond to and qualify prospect inquiries.
Manage online vendor submissions seeking property short term opportunities.
Conduct inventory analysis for assigned property and identify additional revenue opportunities.
Marketing Distribute center’s collateral pieces to local/regional businesses and retailers to generate activity for the center’s program.
Ensure that empty carts are merchandised with the center’s collaterals.
Work closely with the Marketing department to ensure vacant spaces are visually appealing.
Understand market voids and create a unique merchandising plan appropriate for the center.
Financial Reporting and Measurement Preparation of, and adherence to, a monthly and quarterly forecast in accordance with the Property Management Agreement (PMA).
Prepare and meet all established business development annual Goals and Objectives, mid-year, and year-end self-reviews.
Manage and reconcile budget and reforecast throughout the year to achieve the approved budget and stretch revenue goals.
Manage expenses to achieve the approved budget goals.

REQUIREMENTS: Bachelor’s degree preferred.
2-4 years of general business, sales, leasing, media, or retail experience preferred.
Language Skills: ability to read, analyze, and interpret financial reports and complex documents; effectively present information and respond quickly to questions from groups of managers, merchants, vendors, and the general public.
Computer Skills: ability to use word processing/computer software, spreadsheets, email, presentation, social media.
Self-motivated with organizational, project and time management skills.
Excellent verbal and written skills Ability to work independently and accurately.
Strong organization, negotiating, and interpersonal skills.
Travel may be required as needed.

Must be able and willing to work varying schedules which includes weekends and may include evenings and public holidays.

WORK ENVIRONMENT: This position is required to rotate weekend duty assignment with the mall management staff and will be required to work a variety of shifts from time to time and is required to support emergency response needs 24 hours per day/7 days per week, preferably with a response time under 30 minutes.
The requirement in the preceding sentence will not apply if the position is on; approved paid time off, approved leave or another position is approved by the GM for a specific period of time to handle ‘on call’ responsibilities.
